Our program is funded entirely through the buyer/investor side of the transaction. You will never be asked to pay anything.

We accept mobile homes in any condition — from move-in ready to homes that require significant repairs or have been vacant for years. You do not need to clean, repair, or stage the property before submitting your request. We evaluate each home on a case-by-case basis and our partners work with a wide range of property conditions. Condition does not disqualify you from using the service.

Most takeovers close within 7–14 days from the date of your initial request, depending on your state, the home's title situation, and park management cooperation. Some straightforward cases close in as few as 5 days. We'll give you a realistic timeline after reviewing your request during the initial call. We prioritize urgent cases — particularly those involving eviction risk or back-payment situations.

In most cases, our takeover partners assume responsibility for any outstanding lot rent, utility arrears, or other debts directly tied to the property. The specifics depend on the nature and amount of the debt, your park's policies, and the agreement reached during your coordinator call. We will be fully transparent about what is and isn't covered before any agreement is signed. You are never required to accept a takeover offer you are not comfortable with.

Not necessarily. If there are multiple owners — for example as part of an estate or divorce — all titled owners will need to agree to the takeover for the transaction to proceed. Our coordinators have experience handling shared ownership situations, including estate cases where a probate attorney may need to be involved.
